Central place theory

Theory explaining settlement size, spacing, and market services.

Central place theory explains why towns and cities are located where they are, and how many there are, based on the services they provide. Developed by German geographer Walter Christaller in 1933, the theory sees settlements as "central places" that supply goods and services to the land around them. Christaller argued that many small settlements would cluster close together because people want to travel short distances for everyday items like bread. Larger, more specialized goods—like jewelry—would be found in bigger settlements spaced farther apart, since people are willing to travel further for them.

To build his model, Christaller made several simplifying assumptions. He imagined a flat, uniform plain with an even spread of population and resources, where all settlements are equally spaced in a hexagonal lattice. He assumed perfect competition, that all sellers aim to maximize profits, and that all consumers have the same income, shopping habits, and purchasing power. Consumers always visit the nearest place that offers what they need, minimizing travel. No seller can earn extra profit, so each has a monopoly over its own hinterland, and trade areas for a given good are all the same size. Transport is equally easy in all directions, and its cost rises directly with distance.

Two key concepts drive the theory: threshold and range. Threshold is the minimum number of customers—or level of income—needed to support a particular good or service. Range is the farthest distance people will travel to get it; beyond that point, the cost or hassle outweighs the need. These preferences create a hierarchy of centers. General patterns emerge: larger settlements are fewer in number and spaced farther apart than smaller ones. As a settlement grows, it offers more functions and more specialized, higher-order services. Higher-order goods (durable, valuable, and varied) have a longer range, meaning people travel further for them. At the bottom of the hierarchy are small centers selling low-order goods like newspapers, groceries, and post offices. At the top are large centers with high-order goods such as jewelry and shopping malls, supported by a much larger population.
